Terms for using our website and booking a stay

Welcome to RIBryan Properties. These terms and conditions govern your use of www.ribryan.com and any reservation made through it. By using this website or booking a stay, you agree to these terms. If you do not agree, please do not use this website.

In these terms, “we,” “us,” and “our” refer to RIBryan Properties, and “you” and “your” refer to the website visitor or guest.

Reservations and Payment

All reservations are subject to availability and confirmation. The total price, including nightly rates, cleaning fees, pet fees, and applicable taxes, is shown during the booking process. Payment is processed securely by our third-party payment provider. A reservation is confirmed once payment has been received and a confirmation is issued.

Cancellations

The cancellation policy for each property is displayed on its listing page and during booking. The policy shown at the time of booking applies to your reservation.

Rental Agreement and House Rules

Every stay is subject to our Short-Term Rental Agreement and the house rules for your property, which are sent before arrival. These include occupancy limits, quiet hours (10 PM – 7 AM), parking rules, and checkout instructions. By booking, you agree to follow them.

Occupancy

Per town regulations, each property allows a maximum of 2 adults per bedroom. Children under 12 may be added beyond the adult limit. Only registered guests may stay overnight. Parties and events are not permitted.

Pets

Pets are welcome with advance notice, and a pet fee applies. Guests are responsible for their pets’ behavior and for any damage they cause.

Damages

Guests are responsible for any damage to the property or its contents beyond normal wear and tear, as well as any excess cleaning required. Such costs may be charged to the payment method on file.

Check-In and Check-Out

Check-in is 4 PM and check-out is 11 AM unless otherwise arranged in writing. Late check-out without approval may result in additional charges.

Liability

Guests use the properties and all amenities, including hot tubs, steam showers, fire pits, grills, and outdoor areas, at their own risk. RIBryan Properties is not responsible for injury, loss, or damage to guests or their belongings, except as required by law. We recommend travel insurance for every stay.

Accuracy of Information

We make every effort to keep property descriptions, photos, amenities, and pricing accurate and current. However, we do not guarantee that all information on this website is complete or error-free, and we may update it at any time.

Website Use and Intellectual Property

All content on this website, including text, photos, and logos, is owned by RIBryan Properties or its licensors. You may view it for personal use but may not copy, republish, sell, or redistribute it without our written permission.

Changes to These Terms

We may update these terms at any time. The version posted on this page at the time of your booking applies to your reservation.
